18 August 1916 - Trustees’ Sale of Valuable Fee Simple Lands

Under and by virtue of decrees of the Circuit Court for Dorchester County, passed in Nos. 3461 and 3462 Chancery therein, the undersigned, as trustees, will sell by public auction the lands decreed to be sold under said proceedings in the manner following:

Morning Sale: East New Market Property on Tuesday, September 12, 1916, your trustees will sell on the premises at East New Market, in said Dorchester County, Maryland, between the hours of 9:30 and 10 o’clock a.m., the following property situated in the town of East New Market, in said County.

First: Beginning at a stone set on the westward side of Main street, marked “A.M.”, at the northeast corner of Lot No. 3 on the plat of the East New Market lands of the Manning Estate; and from thence runs with the west side of said Main street north 15 degrees 45 minutes east 62 ½ feet to a stone marked “Dr. A.L.M.” and to the William J. Payne property; thence with same north 75 degrees 35 minutes west 303 feet to a stone marked “Dr. A.L.M.” and to the Isenberg lands; thence with same south 18 degrees west 67 feet to a fence post and to Lot No. 3 on said plat, thence with same south 74 degrees 40 minutes east 300 feet to the beginning; improved by a nice, large dwelling in good repair and with outbuildings, a splendid home. This parcel is Lot No. 4 on said plat.

Second: Brick Hotel Property: The well known Manning Brick Hotel property, Lot No. 3 on said plat. Beginning at a stone planted on the west side of Main street, marked “A.M.”, the beginning point of the parcel next above, and from thence runs with the said parcel and other lands north 74 degrees 45 minutes west 466 feet to a fence corner and to the lands of Eben W. Wheatley; thence with the Wheatley land south 4 degrees east 156 feet to a stake, same being a corner of Lot No. 1 on said plat; thence with said Lot No. 1, south 74 degrees 45 minutes east 235 feet to a stake; thence, still with said Lot No. 1, south 14 degrees 30 minutes west 11 ½ feet to a stake; thence still with said Lot No. 1, south 75 degrees east 65 feet to a stake; thence still with said Lot No. 1 and with Lot No. 2 on said plat, north 15 degrees 30 minutes east 70 4-10 feet to a stake on the west side of said Main street; and thence with said Main street north 15 degrees 45 minutes east 101 ½ feet to the place of beginning. Improved by a large, handsome brick dwelling house, now used as a hotel, outbuildings, including stables, barns, etc. This is a fine old property. The dwelling is substantially and solidly built.

Third: All that vacant lot on the west side of Main street, Lot No. 2 as shown on said plat. Beginning at a stake on the west side of Main street at a point south 15 degrees 45 minutes west 101 5-10 feet from the beginning point of said Lot No. 3 on said map, and from thence runs with said Lot No. 3 north 74 degrees 30 minutes west 70 4-10 to an iron pipe; thence, still with said Lot No. 3 south 73 degrees 30 minutes west 59 feet to the northeast corner of a carriage house; thence, still with said Lot No. 3, south 15 degrees 30 minutes west 18 6-10 feet to a stake at the corner of Lot No. 1 on said plat, thence with said Lot No. 1, south 74 degrees 45 minutes 120 feet to the west side of Main street; and thence with same north 15 degrees 45 minutes east 51 feet to the place of beginning.

Fourth: All that store house property situated on the west side of said Main street, Lot No. 1 on said plat. Beginning at a stone marked “A.M.”, at the northeast corner of the Andrews property, now occupied by F.H. Camper, and from thence runs, with the west side of Main street, north 15 degrees 45 minutes east 51 feet to a stake and to said Lot No. 2; thence, with same, north 74 degrees 45 minutes west 120 feet to Lot No. 3 on said plat; thence, with same, south 15 degrees 30 minutes west 12 feet to a stake; thence still with said Lot No. 3, north 75 degrees west 65 feet to a stake; thence, still with said Lot No. 3, north 14 degrees 30 minutes east 11 5-10 feet to a stake; thence still with said Lot No. 2 north 74 degrees 45 minutes west 235 feet to the property of Eben W. Wheatley; thence, with same, south 4 degrees west 51 feet to a stone marked “Dr. A.L.M”, and to the said Andrews property; and thence, with same, south 74 degrees 45 minutes east 408 ½ feet to the place of beginning. Improved by a frame store building.

Fifth: Beginning for the same at a point on the southern side of Railroad avenue, which is the northeast corner of the property of Eben. W. Wheatley, and from thence runs with the said Wheatley property two courses: South 17 degrees west 63 feet to a stake and south 4 degrees east 214 feet to a fence corner and to Lot No. 3 on said plat; thence, with said Lot No. 3, south 74 degrees 45 minutes east 12 feet to a cedar tree and to Lot No. 6 on said plat; thence, with said Lot No. 6, north 14 degrees 20 minutes east 247 feet to said Railroad avenue and thence with same north 70 degrees west 54 feet to the place of beginning. Improved by a dwelling house and outbuildings. This parcel is Lot No. 7 on said plat.

Sixth: All that vacant lot beginning for the same at a stake on the west side of Railroad avenue, which is the beginning of the last course of parcel “Fifth” next above, and from thence runs with same south 14 degrees 20 minutes west 247 feet to Lot No. 3 on said plat; thence, with said Lot No. 3, south 74 degrees 45 minutes east 42 5-10 to a locust tree and to Lot No. 5 on said plat; thence, with same north 16 degrees 30 minutes east 245 feet to a stake on the west side of Railroad avenue; and thence with Railroad avenue 50 feet to the place of beginning. This parcel is Lot No. 6 on said plat.

Seventh: All that vacant lot beginning for the same at a stone on the west side of Railroad avenue, which is the northwest corner of the Isenberg property, and from thence runs with said Avenue 50 feet to Lot No. 6 on said plat; thence, with same, south 16 degrees 30 minutes west 245 feet to a locust tree and to Lot No. 3 on said plat; thence with said Lot No. 3, south 74 degrees 45 minutes east 42 5-10 feet to said Isenberg property; and thence with same north 18 degrees east 245 7-10 feet to the place of beginning. This parcel is Lot No. 5 on the plat.

Note: Parcel “Sixth” will be offered with the privilege of taking parcel “Seventh” at the same price.
