A tax record dated 18 May 1906 for William J. Payne's property reads "New Dwelling
$1000". Therefore, Payne had the house at 38 Main Street built
during this time frame.
A deed from 1885 conveys a house of Thomas B. Sherman, "one of which is on the west side of Main Street whereon the old Sherman Institute building now stands". An 1872 tax record refers to the lot as an unimproved lot and an 1876 tax record refers to the lot as where Seymour lives. Thus the old Sherman Institute building was moved to this property between 1872 and 1876. The 1877 map show a footprint of the old Sherman Institute building.
The East New Market fire of 1914 destroyed the old Sherman Institute
building, but the dwelling house at 38 Main Street was spared due to the
efforts of local citizens.
Who built it:
(1) William J. Payne built the dwelling house at 38 Main Street in 1906.
(2) Thomas B. Sherman moved the old Sherman Institute classroom building
into town between 1872 and 1876. Arthur Laskowski states the old
Sherman Institute school house was built in 1825 by Thomas Sherman.
Since the institute was founded in the 1840s, it is more likely that he
built the school house in the early 1840s.
Longest Residents:
Ethel Brannock lived at 38 Main Street for 34 years. The old Sherman Institute building was also used as a residence, but only a few of the renters are known.

"...the
fire swept across... Main Street, to the building occupied by Mr.
Charles Morgan, as a residence and a barber shop...
Likewise the home of Mr. Wm J. Payne, which was on fire several times,
was saved by Mr. Wm Murphy, assisted by others. Mr. Murphy seemed to be
able to withstand the heat better than the others, and for this reason
was able to keep water on the building at the place where it caught.
The building occupied by Mr. Charles Morgan was said to have been worth
about $1,000, and was owned by Mr. W.J. Payne, who had no insurance upon
it. The building was familiarly known to the residents of that section
as the "Red, White, and Blue" house, and was moved to East New Market
from the Sherman property.

Payne shall relinquish all her dower rights and claims of every description, in which the said William J. Henry King petitions the court that a certain John Anderton Mitchell died intestate and seized of lands in Dorchester County. Your petitioner and a certain Mary King, sister of your petitioner, of full age, and a certain Mary King the only child and daughter of a certain Edward King, who was a brother of your petitioner and is now dead, are entitled to the said lands by inheritance as heirs at law and representatives of the said John Anderton Mitchell, deceased. The Mary King, last aforesaid, is a minor. Your petitioner therefore prayed that the said court will appoint a commission to divide the lands. Notice was given to Betsy King who the court appointed as guardian of the said Mary King, who is a minor under the age of 21 years. The Commission estimated the value of the land at 3618 pounds and divided it. for Mary King, daughter of Edward King, deceased, land valued at 1206 pounds (1st part) Beginning for the 1st lot at a cedar post as No. IV, standing E 2 1/4 perches distance from the original bounder of "Anderton's Desire" and at P on the plot and from thence runs E 19 1/4 perches to the main road that leads from Cabin Creek to Cambridge, then, N 15 E 12 perches to the main road that leads from Crotchers Ferry to Henry Dickinson's farm, then N 75 W 19 perches to another cedar pot as No. III at P on the plot and then with a straight line to the place of beginning. [Need to research this Chancery Record. Evidently, the lease ended when James Shaw died. James Shaw was a Merchant and likely had a store at this location from 1782 to 1795. The location of this leased property was the front half of the Sherman property.]
